How Real Estate (Property) Taxes Are Calculated

Taxes owed on Real or Personal Property are determined annually by:

  • Tax Assessor - Valuation of the property
  • Board of Supervisors - Millage Rates
  • Mississippi Department of Revenue - Approval of the roll

Important Dates

Once the roll is approved, the Tax Collector sends out notices, and owner have the following dates to keep in mind:

  • February 1st - Deadline for paying property taxes without accruing interest
  • February 2nd - Interest will begin to accrue at 0.5% (1/2%) per month
  • June 30th - Certified funds only will be accepted (no personal checks)
  • July 15th - Publication fee ($3) will be added to taxes owed (for advertising the lien in the paper)
  • Last Monday of August - The Property lien will be auctioned at the Annual Sale of Delinquent Taxes

Online Property Tax Payments

Instructions on Paying Online - 
For Real Property, Personal Property or Mobile Homes

  1. From the County's homepage, Click the "Pay Taxes" Icon or click here: Online Property Tax Payments
  2. Choose "Click Here to Pay Taxes" for Real Property, Personal Property or Mobile Home.  
  3. Choose "Accept"
    • If a box pops up that says "First Time Here?" 
    • Click " Don't Show this again" or "Close"
  4. In the Search box you can search by/type in name (last first), address, or parcel number
    • Your name/property should appear in the list below
  5. You have two options from here:
    1. OPTION 1:Pay the bill
      1. Click the shopping cart (green button)
      2. Click "Pay $____" OR add an amount to the "Pay Another Amount" field and click "Pay"
    2. OPTION 2: View the bill before paying
      1. Click the "View" icon
      2. Click "Add to Cart"
  6. ONLY if you have additional parcels - you can add them before you checkout by:
    1. Clicking into the main screen behind the checkout box (so either the "View" bill or "Search" page)
    2. Click “Back to search” or "Search for Additional Records", then repeat the process until you have all your parcels in the cart.
  7. Choose "Secure Checkout"
  8. Choose your method of payment by clicking on the icon:
    • Credit  (convenience fee of 2.95%) Minimum of $2.95
    • Debit  ( Convenience fee of 1.15%) Minimum of $1.00, or
    • E-check **NEW OPTION** (only costs $1.50 no matter the amount of taxes being paid).
  9. Complete the required fields (varies depending on payment method)
  10. You will get a payment receipt, and the tax receipt will be mailed to the address we have on record the following day.
